This very small synopsis of each of Alan Kosinski’s speaking topics will give you a basic idea of the jamb packed one hour of uplifting teaching that will be accomplished at your meeting.

Although the majority of the topics are specifically geared toward real estate investment/landlord meetings, the topics that are marked by an asterisk * can be modified for a Non-Real Estate investment/landlord group such as the Kiwanas, Lions, Rotary, or other clubs and are highly recommended.

LS001. Millionaire Mindset Goal Setting*:

Your group WILL learn - The most basic steps to SUCCESS!  Members can begin to Set their Goals at during this session! They will become aware of the power available to them, as they learn to harness the most important tool in their investor toolbox – their minds! This has got to be the most important part of any success plan. It is highly suggested that if your group could use more successes, both personally and financially, that Alan be speaking to them on this topic. With like minded goals being placed, your group will begin to grow financially and want to help your organization to succeed!

LS002. Successfully Finding the Deal:

Your group WILL learn - how to locate and identify suitable profitable investments, and what actions to take to acquire them. Most people who begin in real estate investing, and even some of the more experienced usually have a very difficult time finding real deals. Most even have trouble finding any available properties, but Alan shows how to both find them, then qualify the properties to ensure they will be profitable. Your investment group will greatly appreciate this educational discussion.

LS003. Successfully Researching the Deal:

Your group WILL learn – how to investigate property by asking the RIGHT questions, and where to go for the answers to those questions. You’ll even learn to do your own title searches Alan’s way, providing more information than you would receive from your normal attorney or title company. Once a potential property is found, the question remains, “How does one accurately research it?” In order to properly negotiate the transaction, place the proper financing on it, and ensure you don’t get stuck with a lemon, are the important reasons to properly investigate properties – before you buy them! Alan sends your group in the right direction.

LS004. Successfully Financing The Deal:

Your group WILL learn - all you need to know about conventional funding, then more importantly the most creative low or no money down, and no credit financing techniques. And yes, there are hundreds of ways to finance a property WITHOUT using BANKS! Alan will open the minds of your group members to these fun, fascinating, and perfectly legal methods to finance any good deal!

LS005. Successful Lease Options (including “Subject To” Financing):

Your group WILL learn – what options are, especially lease/option agreements, and how to make the most money in the shortest time, with no credit, and no cash down! You’ll learn two ways to buy, that there are eight option ways to sell, and many more possibilities! The numerous ways to structure lease/options, and when to use them and when not to. Also included is what “subject to” financing is, and how it is used. Alan and his students agree that this has got to be the best way to make lots of cash in real estate, and the easiest way for beginners to get started.

LS006. Successfully Winning With Foreclosures*:

This particular discussion can move down several different roads.

If your group is an organization who counsels and helps people in foreclosure, Alan will discuss the best ways to help these people who are in a very fragile situation. This may mean showing them how to keep their current home, finding new housing, helping with a move, and/or saving their credit and self esteem. Also discussed are the pros and cons of foreclosures, and the eight methods available to the homeowner.

A real estate investing group WILL learn – the pros and cons of foreclosures, the types of properties that are found in foreclosure, how to research for foreclosures, how to approach these sensitive situations, closing the deal, and much, much more. Alan will show that not all foreclosures are great deals, many will force the new buyer into bankruptcy themselves. When you know where to look and what to do, you can find the Real money and not go broke!

LS007. Successfully Winning through Negotiation*:

Your group WILL learn - the most crucial part of Real Estate Investing! Knowing the Art and Science of Negotiation is the way to set up win-win deals. Alan reveals both the major and minor aspects of negotiation and particularly how they pertain to Real Estate Investing. What Alan will do is open up the vast possibilities of using negotiations in every aspect of life. Friends, Family, co-workers, and literally everyone you meet can now be on your side when you present your ideas and thoughts the correct way. Your group will have fun with this one as Alan breaks some things down to the ridiculous!

LS008. Successful Home Inspecting and Repair Cost Estimating:

Your group WILL learn - all that is needed to ensure a proper home inspection. Just knowing how to spot the “little things” before they turn into the big ones matters! Often the smallest problems in the home can amount to a large expense in the future. Alan will also teach you how to estimate repair costs and labor costs anywhere you work in the country, and how to purchase materials inexpensively. This should take the fear out of buying the “Money Pit.”

LS009. Successful Property Management and Landlording:

Your group WILL learn – how to eliminate the aggravation and expense caused by selecting the wrong tenants. You have to be happy, and to be happy your tenants should be happy also! This course will help you understand everything associated with running and managing your investment property, while taking the normal problems away! Alan will share the strategies to stay in control. No more calls at two in the morning!

LS010. Successful Asset Protection and Trusts*

Your group WILL learn – how to protect your assets by planning your estate. You will begin to understand that it is better not to “own” anything! Protect yourself by using legal entities such as trusts. Learn things even lawyers don't know! You will probably never know that your neighbor is probably a multi-millionaire because he is low key and uses these techniques. They say the rich get richer – and they do…It’s time for Alan to teach you to use some of their strategies!

LS011. General Real Estate Question and Answer*

Your group will be able to directly ask Alan Kosinski the real estate expert any question they desire, on practically any facet of the real estate business or market. Many groups have found this to be a great way to have all those intimidating but necessary questions answered in a friendly atmosphere. Alan says “If you have heard or read about anything in real estate, I have probably done it – many times over! Now its time to enjoy someone with this wealth of knowledge!

LS012. General Real Estate Current Affairs*

Your group will enjoy this interactive discussion on current real estate affairs. One of the reasons Alan Kosinski enjoys real estate so much is that it is ever-changing. He travels the country both physically and via phone, internet, and broadcast. He is always observing what is happening and freely shares his knowledge and opinions.

LS013. National/Worldwide Emerging Real Estate Markets*

Your group is probably contacted by many people around the country who claim to have the next “emerging market” for real estate investing and growth. How do you know what is true or not? What you may have heard from others about great opportunities may not be so great after all. Alan is continually examining different areas to determine where he should invest next. He investigates these areas and gets the facts. This topic alone is usually a very lively discussion!

LS014. Wealth Building Strategies*

Your group, no matter if they are involved in real estate or not will have their head spinning with ideas that only the wealthy know and practice as Alan Kosinski opens up their minds. Have you ever noticed that the rich do get richer and the poor actually do get poorer? Its all in their respective thinking. As always, Alan will bring his personal strategies into play, and your group will immediately start to become wealthier! This is a great eye opener that your group will tremendously enjoy!

OVERALL, Your group WILL learn - the how, what, when, where, and who, of Real Estate! Your group members will walk away understanding details that most have never thought about.
